Bush to Bay Holiday Stays – Terms & Conditions

INTRODUCTION

These Terms & Conditions apply to all bookings made with Bush to Bay Holiday Stays via our website or third-party booking platforms.

By confirming a booking, the guest agrees to these Terms & Conditions on behalf of all occupants.

A separate Rental Agreement must be signed prior to check-in.

AGREEMENT HIERARCHY

In the event of any inconsistency between these Terms & Conditions and the Rental Agreement, the signed Rental Agreement takes precedence.

BOOKING REQUIREMENTS

• The primary guest must be 25 years or older 

• Must be authorised to book on behalf of all guests 

• Must provide accurate booking and contact details 

• Guest ID verification and pre-arrival check-in form is required 

• Booking may be cancelled if required information is not provided 

• Marketing emails may be sent (opt-out available at any time) 

• Pricing errors may be corrected where necessary 

Bush to Bay Holiday Stays reserves the right to decline or cancel bookings where necessary.

PAYMENTS

• A 50% deposit is required at the time of booking 

• Remaining balance is due 30 days prior to arrival 

• Payment may be automatically charged unless otherwise arranged 

• Failure to pay may result in cancellation of the booking 

• A valid Visa or MasterCard is required for security 

• All rates are in NZD

SECURITY BOND / PRE-AUTHORISATION

A $250 bond pre-authorisation may be taken prior to arrival.

This may be used for:

• Damage to property or contents 

• Excess cleaning 

• Smoking or odour remediation 

• Missing items 

• Rubbish removal 

• Unauthorised guests 

• Breach of house rules 

• Late check-out without approval 

• Contractor callouts caused by guest use 

Evidence may include photos, invoices, or contractor reports.

CHECK-IN & CHECK-OUT

• Check-in from 2:00 PM 

• Check-out by 10:00 AM 

• Early/late requests subject to availability 

• Rental Agreement must be signed prior to key release 

• Guest ID verification and check-in form required prior to arrival

CANCELLATIONS

• 60+ days prior to arrival: 100% refund 

• 30–59 days prior to arrival: 50% refund 

• Less than 30 days: non-refundable 

• Same-day cancellations: non-refundable 

• Booking fees and third-party charges may be non-refundable 

• Amendments may incur availability restrictions 

If the property becomes unavailable due to circumstances beyond our control, a full refund or relocation will be offered where possible.

GUEST RESPONSIBILITIES

Guests agree to:

• Respect neighbours and surrounding properties 

• Keep noise to a reasonable level at all times 

• Observe quiet hours between 10:00 PM and 7:00 AM 

• Supervise children at all times 

• Leave the property in a reasonably clean and tidy condition 

• Follow all property-specific house rules 

• Secure the property when leaving 

• Report any damage or maintenance issues promptly 

• Remove excess rubbish on departure 

• Clean BBQs after use where applicable 

The primary guest is responsible for the conduct of all occupants and visitors.

Furniture must not be moved between rooms unless authorised.

OCCUPANCY & VISITORS

• Maximum occupancy must not be exceeded 

• No unauthorised parties, events, or gatherings 

• Additional guests must be approved in writing 

• Breach may result in immediate termination of stay

SMOKING, VAPING & ILLEGAL ACTIVITY

• Smoking and vaping are strictly prohibited indoors 

• Smoking permitted outside only, away from doors and windows 

• Cigarette butts must be disposed of properly 

• Illegal activity is strictly prohibited 

Additional cleaning or remediation charges may apply for smoking-related damage or odours.

PETS

Pets are only permitted with prior approval.

If approved:

• Must be declared at booking 

• Must not be on furniture or beds 

• Must be supervised at all times 

• Waste must be cleaned up 

• Must not cause nuisance or damage 

Unauthorised pets may incur a $100 per pet charge.

Additional cleaning or damage costs may apply if required.

PROPERTY INFORMATION

• Properties are self-contained 

• Guests should bring personal toiletries unless otherwise stated 

• Linen is provided unless specified otherwise 

• Firewood is supplied where listed

MAINTENANCE & INTERRUPTIONS

We make every effort to ensure all amenities are operational; however, occasional interruptions may occur.

No refunds will be provided for temporary outages outside our control.

COMPLAINTS / ISSUES DURING STAY

Guests must notify Bush to Bay Holiday Stays as soon as reasonably possible during their stay if any issues arise.

This allows us the opportunity to investigate and resolve concerns promptly.

Failure to notify us during the stay may limit our ability to address issues or provide compensation after departure.

We aim to resolve any issues as quickly as possible and ensure guests enjoy their stay.

LIABILITY

Guests stay at the property at their own risk.

Bush to Bay Holiday Stays and property owners are not liable for:

• Injury, accident, or loss 

• Theft or damage to belongings 

• Vehicle loss or damage 

• Weather events 

• Utility outages 

• Third-party service disruptions 

Nothing excludes rights under New Zealand consumer law.

BREACHES

Bush to Bay Holiday Stays may:

• Charge additional costs 

• Terminate stays 

• Refuse future bookings 

for breaches including:

• Exceeding occupancy 

• Parties or events 

• Smoking indoors 

• Damage to property 

• Illegal activity 

• Unauthorised pets 

• Safety interference 

• Excessive disturbance

RIGHT TO REFUSE OR TERMINATE STAY

We reserve the right to refuse entry or terminate a stay without refund where guests breach these Terms & Conditions or place the property or others at risk.

Personal information is handled in accordance with our Privacy Policy.

GOVERNING LAW

These Terms & Conditions are governed by the laws of New Zealand.
